Vantage Point latest release at Hamilton International Park
Joint venture partners HF Developments and AWG Property have added a prestigious new high-tech industrial building to Hamilton International Park.
Vantage Point is the latest addition to the Hamilton International Park portfolio as part of the plan to develop the park on an ongoing basis. The 54,575 sq.ft building was previously home to manufacturing company Rosti.
The unique aspect of the premises rests in its build quality, which is considerably higher than the average building currently on the marketplace. The high quality design means that the premises are also suitable for redevelopment to accommodate a new call centre operation on the park. The location of Hamilton International Park means that it provides integrated transport links to all areas of the country, with the M8 and M74 within easy access.
William Hill, Managing Director of HF Developments, commented: “We bought Vantage Point at the tail end of last year, along with the building next to it, Flextronics. We spent £4.4m on both buildings, and sold Flextronics on to Buccleuch Estates for £2.7 million. The Rosti building we kept on to develop, and that has become Vantage Point.”
Stephen Kelly, Director of AWG Property, said: “We are greatly encouraged already with the levels of interest and remain open minded with regards to the eventual usage of the building. There is the potential to re-develop the building to be used as a call centre which would increase the space to approximately 97,000 sq.ft. We also have other call centre clients who are in the park and soon ScottishPower will be moving into the park this summer and, with 1,000 new homes being built nearby, the potential for a strong local work force in the area makes it the ideal call centre location.”

Hamilton International Park is a joint venture between AWG Property Limited and HF Developments to develop over 400,000 sq ft (37,161 sq m) of specified Grade A offices. Phase I provides over 240,000 sq ft (22,296 sq m) to meet the requirement of modern businesses in Aspect House, International House, Campsie House, Fintry House, Kintail House and Kilpatrick House.
