Hamilton International Park joint venture partners use market intelligence to their Ad-Vantage
Market intelligence has been the key factor in the latest deal to take place at Hamilton International Park.
The Park’s joint venture partners, HF Developments and AWG Property, have sold the Vantage Point building to the Kenmore Group for £2.55million.
This represents a fantastic 35% return on the investment made by HF and AWG when they purchased the 60,343 sq ft building – formerly the home of plastics firm Rosti – from Capital Ventures just nine months ago.
William Hill, Managing Director of HF Developments, commented: "Vantage Point was bought from Capital Ventures in November of last year, at the same time as our purchase of the former Flextronics building on the Park. The latter was immediately sold on to Buccleuch Estates, but it was always our intention to retain Vantage Point until market conditions were more favourable for its sale.”
Stephen Kelly, Director of AWG Property, said: “Hamilton International Park is an ideal location for any type of business because of its central location. This sale reflects a return on the original outlay of 35% for AWG and HF Developments – making it an outstanding investment.
“HF Developments and AWG Property have, throughout the past three years, developed more than 400,000 sq ft and it is our intention to continue to invest in and develop high-quality business space throughout Scotland.”
The 46,000 sq ft former Flextronics building at Hamilton International Park was sold last year by HF and AWG to Buccleuch Estates for £2.7 million.

Hamilton International Park is a joint venture between HF Developments and AWG Property to develop over 580,000 sq ft (53,882 sq m) of specified Grade A office space. The Park is home to household names such as HSBC First Direct, T Mobile, First Engineering, Scottish Power and S&UN.
Phase I provided 264,084 sq ft (24,533 sq m) to meet the requirements of modern businesses in six stand alone office buildings. The second phase of development will see a further investment of £104 million into the Park, providing a further 319,000 sq ft (29, 635 sq m) of office accommodation and retail facilities. It is estimated that by 2008 the Park will employ over 7,000 people.
Centrally located in the heart of Scotland, Hamilton International Park is approximately 13 miles south east of Glasgow City Centre. It is served by the A725 East Kilbride Expressway, which provides quick and easy access to the M8 (Glasgow & Edinburgh) and M74 (Carlisle & the South) motorway networks.
